A Jamaica villa rental is a lovely way to spend an island vacation. Jamaica, the third largest of the Caribbean islands, offers a variety of such units.

Jamaican Villas come in all shapes and sizes. Some of the most luxurious and the most popular combine the services and amenities of a large resort with the seclusion and space of an independent villa.

Tryall Club, for instance, on Jamaica’s north shore, offers some of the island’s most singular and elegant villas.

These free-standing residences boast private freshwater swimming pools, sweeping Caribbean sea views, and up to seven bedrooms and five baths. Each villa there sits amidst a manicured tropical garden and the rental includes the services of a housekeeper, chef, laundress, butler, and gardener.

Villa guests also enjoy the resort’s amenities, such as an 18-hole championship golf course, tennis courts, and multiple restaurants and lounges.

More casual are the Moondance Villas on Negril’s seven-mile beach on Jamaica’s western shore. These two to five-bedroom private residences sit directly on the beach, have a staff of five, and offer guests resort amenities such as a community swimming pool, tennis, and gourmet dining.

Independent Villas


Honeymooners or those wishing to vacation away from other guests may wish to reserve an independent villa.

These privately owned homes are rented by their owners, generally through real estate brokers. Properties vary from small one-bedroom cottages to large villas with numerous bedrooms and baths. These houses, usually, do not include a staff, although arrangements can be made for one. Amenities are more limited with independent villas.

Although some houses include a swimming pool, guests do not have access to a dining room, activity desk, concierge service, spa, or other features of a resort hotel. A car rental is recommended when reserving an independent villa.

Advantages to a Jamaica Villa Rental


Why should you consider a Jamaica villa rental? There are several advantages.

You generally get more space in a private villa than in a guest room at a resort. Often, each couple has their own bedroom and sometimes their own bath. The villa space is quiet and more secluded – no banging doors in the middle of the night or kids crying down the hall.

Renting a villa allows guests to tailor their vacation to meet their own needs. If you’d like to cook your own meals, you can. If you’d prefer someone else to do the cooking, that too can be arranged.

Villa prices are usually quoted at a per house rate. Costs vary with the size of the villa and the time of year, among other factors.

If you’re traveling with several other couples, you would divide the cost of the house as opposed to each couple paying for their own hotel room. Often, the difference is not that dramatic.

Booking a Jamaica Villa Rental


To book a Jamaica villa rental, consult a good travel agent who specializes in Caribbean travel. Tell him/her what you are looking for, how many adults and children will be traveling, and how much you are looking to spend. He can sort through the various options and narrow your choices to one or two villas.

A travel agent can also confirm flight arrangements and even a car rental to complete your travel plans. Usually, villa rentals require a substantial deposit – around thirty percent – with the balance due around 60 days prior to your arrival. Unlike resorts, villa rentals generally carry a more restrictive cancellation policy, and are often nonrefundable with 30 to 60 days of arrival.

The advent of the Internet allows travelers to see firsthand the villas they are renting before they put down a deposit. Many resorts, villa complexes, and even individual homes post photos of all of the rooms and the grounds online. This development has gone a long way to eliminating any misunderstandings between the renter and the landlord or villa broker.
